Commercial Roof Cost Guide for Shreveport and Bossier City
This guide is for Shreveport-area property managers and owners who need a budget number before the contractor visit. Every figure below is a typical range taken from national consumer and industry cost guides, not a local quote. Published sources disagree with each other, sometimes by a lot, depending on what they include (tear-off, insulation, edge metal, warranty). Use these ranges to set expectations, then call (318) 287-8236 and we will connect you with an independent licensed commercial roofing contractor who can price your actual building. Shreveport Commercial Roofing Pros is a referral service; we do not sell or install roofs.
Installed cost by roof system
| Roof system | Typical national-guide range per sq ft | 10,000 sq ft at that range |
|---|---|---|
| EPDM rubber | About $3 to $13 | About $30,000 to $130,000 |
| TPO | About $4 to $14 | About $40,000 to $140,000 |
| Modified bitumen | About $4 to $16 | About $40,000 to $160,000 |
| Built-up (tar and gravel) | About $4 to $22 | About $40,000 to $220,000 |
| Commercial metal | About $7 to $19 | About $70,000 to $190,000 |
The 10,000 square foot column simply multiplies the per-foot range. Real projects of that size can land outside it.
Restoration, removal and repair
| Item | Typical national-guide range |
|---|---|
| Acrylic coating, installed | About $0.65 to $1.75 per sq ft |
| Silicone coating, installed | About $1.50 to $2.50 per sq ft |
| Tear-off of an existing roof | About $1 to $5 per sq ft |
| Leak investigation or service call | Often a few hundred dollars |
| Small repairs | A few hundred to a few thousand dollars |
Coating figures from consumer guides usually cover the coating application only. Commercial restorations that include moisture surveys, wet insulation replacement, seam and flashing repair and thicker warranted builds often cost more.
What moves the price on a Shreveport-area building
Size and layout
Large, simple roofs are cheaper per square foot. Small roofs, multiple levels, parapets and lots of corners add labor.
What is under the current roof
One layer to remove is typical. Two or three layers, gravel ballast or wet insulation increase tear-off and disposal costs. Older roofs may also need testing for asbestos-containing materials before removal.
Deck and drainage
Rusted steel deck or rotted wood must be replaced. Tapered insulation to fix ponding adds material but often extends the life of the new roof.
Rooftop equipment
Every curb, fan, pipe and drain needs flashing. HVAC units may need to be disconnected and lifted, which can involve a mechanical contractor.
Access
Tall buildings, tight lots, busy storefronts and crane lifts add cost and planning.
Specification and warranty
Thicker membranes, cover boards, adhered attachment and longer manufacturer warranties raise first cost but can lower the cost per year of service.
Timing
After a widespread storm, demand rises and schedules fill. Planned work booked ahead of busy periods is usually easier to schedule.
Comparing proposals
- Line up the specifications: system, thickness, insulation R-value, cover board, attachment and edge metal.
- Check how each bid prices hidden damage, such as wet insulation per square foot or deck per sheet.
- Read the exclusions: permits, HVAC disconnects, electrical work, gutters, disposal. Since August 2025 commercial reroofing in Louisiana needs a permit and inspections, so the permit should be in the scope (see commercial roof permits and codes in Shreveport and Bossier City).
- Compare cost per expected year of service, not just the total.
- Confirm the LSLBC commercial license for any project of $50,000 or more, plus insurance certificates.
- Understand who issues the warranty and what it requires from you.
Budgeting for a large roof
Many owners plan major roof work a year or more in advance. A condition report with photos and a moisture survey helps a board, a lender or a capital plan. Some buildings restore now and replace later; others replace in phases section by section. Ask the contractor for options that fit your budget timeline, and talk with your accountant about how roof spending is treated for your organization. We do not give tax or insurance advice.
